In order to qualify for the program, the house must be within the city limits of an incorporated city and hooked up to all city utilities.  The house cannot be mobile or modular and may not be a commercial property, tenant occupied residential, lot, or vacant land.  Additionally, the house must pass inspection by a licensed professional home inspector. 

By entering into the Guaranteed Sold Program, the seller is agreeing that they will sell their home with Maria Quattrone & Associates and should the need to purchase their next home arise, Maria Quattrone & Associates will be the agency they use.  The sellers are also agreeing to follow all recommendations for repairs and/or home staging as well as making the home show ready and available prior to and during the listing period.

The sellers must pay an upfront fee of $1,395 to cover the cost of an appraisal by a licensed real estate appraiser, a home inspection by a licensed home inspector, and home staging services and list the house at or below 96% of the appraised value per the licensed appraiser.  Should the home not be under contract by day 21 of the listing period, the sellers will authorize a 6% price improvement.  If, at day 42 of the listing period, the house is still not under contract, the sellers will authorize a further 6% price improvement.  If the house is still not under contract by day 72 of the listing period, the housee will be purchased by Maria Quattrone at the final advertised price and the buyers will close and take possession within 45 days after the 72nd day of the listing period.  The Guaranteed Sale Contract is contingent on bank approval of the property.

If the seller participates in The Guaranteed Sale Program, the listing commission is 7% of the final sales price plus an additional $595.  The seller will participate in The Maria Quattrone and Associates Mega Bonus program at an additional cost of $595 to be collected at closing.

If the sellers receive an offer at or above the guaranteed purchase price prior to day 72, and the sellers reject that offer, the Guaranteed Sale Contract becomes null and void.  If the sellers agree to participate in the Guaranteed Sale Program, Maria Quattrone & Associates may, at their sole discretion, choose to waive one or more of these requirements to participate.
